What is a property condition report?

We see all types of property condition reports come through our office whether it be from another agent to private landlords, some reports are elaborate, and others are very minimal with very basic ticks in boxes to acknowledge items are there. By carrying out a 10 minute report really does not reflect how the property is at all.

Our office ensure that your property condition report is detailed. Any chips, marks, paint colour, floor colours, oven & air conditioning serial numbers are all written on this report.

It is so important that a thorough property condition report is carried out prior to the tenancy.

Our office carries out this report as close to the tenant moving in to avoid anything changing before the keys are collected by the tenant.

Our office can spend anywhere between an hour or more at a property conducting this report to ensure that it is as accurate as possible.

Two property condition reports must be sent to the tenant within 7 days of the tenant starting the tenancy.  The tenant must then make any changes to the property condition report and return one copy to the property manager within 7 days after receiving it. The tenant should then keep the second copy of the report with the same items documented.

Our office take many photos that are attached to the report. With approximately 500 upwards of photos, these photos are a really good tool should there be a need to use them. The saying is a ‘Picture is worth a thousand words’ Below is an example, If the wording in the report states lawn is patchy it could be either of these two photos or it could be even worse!

It makes it alot easier when it comes to final inspection when you are trying to put the final pieces of the puzzle together. Because let’s face it a property manager rather return the full bond back to tenant/s.
