When finalising bonds please ensure that

1. Is it fair wear and tear or is it damage?
2. Do you have a detailed in-going report and photos before the tenant moved in? Or did you do a report with tick boxes
3. Have you compared the home to when the tenant moved in or are you requesting the tenant to fix damage that was at the beginning of the tenancy?
4. If you do charge tenant any deductions from the bond ensure that the damage occurred during the tenancy and you have taken photos to why you have charged the tenant the amount from the bond
5. If you are not fair with your bond deductions it will be very likely that the tenant will not agree to the deductions and you could find yourself in court. Just because you feel you are in the right doesn’t mean the magistrate agrees!
