Ever wondered what a real estate agent does for their leasing fee? When searching for a property manager these questions are generally asked.
We would like our customers to know what is involved in leasing a property out and what our fee covers;
- Taking calls/emails/walk in enquiries from prospective tenants.
- Processing application – Contacting all references, current agents, private landlords, employers, cross checking to ensure that the same address is on all correspondence.
- Showing the property.
- Updating window displays – Including price change, photos
- Contact owners on a regular basis and advise feedback from enquiries as to how many people are viewing their property online.
- Print & collate application forms.
- Contact owners to advise of applications.
- Contact prospective tenant’s that have placed an application into our office – after consultation with the owner, we either decline or accept the application.
- Contact tenant’s that have been accepted.
- Advise tenants on how to pay bond etc and arrange to sign documents
- Ensure 2 sets of keys are in the office – if not arrange a set to be cut
- Arrange a meeting with the tenant to complete & explain;
- Residential Tenancies Lease Agreement
- Information for Tenants both inhouse and Department of Mines Industry Regulation and safety or REIWA
- Photocopying of keys
- Advise them of how to report maintenance
- Advise them how to pay rent and provide them with a reference number
13. Provide the following information to the tenants so they are aware of our office policies;
- Emergency Contact Information
- Information for tenants
- Maintenance request forms
- Schedule 2 Residential Tenancies Act
14. Issue a copy of the lease and information for tenants to the tenants for their records
15. Issue a copy of the lease to the owner for their records
16. Upload documents to Property Me (Software Program)
17. Invite tenant & owner to the Property Me Portal
18. Enter fees and charges
19. Lodging Bonds with the Bond Administrator
20. Take care of the owner’s property to the best of our ability
