What is a Routine Inspection and what is involved?

Routine Inspections are so important to ensure that the property is being maintained by the tenant and to ensure that any maintenance issues are being addressed back to the owner. Tenants do not always see potential owner maintenance, that is one of the reasons our office attends.

Tenants will have 4 routine inspections per year as per the Residential Tenancy Act.

Our office informs tenants 14 days prior to an inspection is being attended of a date and time.

A Form 19 is required to be issued to all tenants prior to an inspection. This must be issued within 14 days of the inspection date being carried out.

Our office check the following items at all inspections;

Cleanliness of the property

Damage to the property being holes in walls, damaged carpet, broken taps etc

Owner maintenance, gutter cleaning, fence repairs, tree lopping etc

When carrying out at routine inspection its important to ensure that you get an overview on how the home is to ensure that the owner knows how their investment property is. Our office could spend anywhere between 15 – 30 minute at each inspection.

Our office also include photos of all maintenance and overviews of the rooms. This is a double measure to show the owner that we are conducting the inspections and the wording of the report reflects what the photos show.
