As a landlord you may have a few questions about what a property manager can do for you?
Here are a few questions to get you started;
- How long has the property manager been in the industry? A new property manager is not necessarily a deterrent however we believe a property manager just starting out in the industry must have an experienced senior role model to ensure they are providing the correct information to their clients and attending to the correct procedures under the real estate act. I have trained my staff from the ground up.
- Is the director/principal/licensee involved in the department or are they more sales based? The director must know what is happening in property management to some point. Our staff manages the same portfolio. My role as the director is to manage the trust account, mentor my staff and be available should anything arise. I have over 20 years experience in the real estate industry. My team consists of one full time property manager, staff member dedicated to mentor/training and development and a leasing consultant/property management assistant.
- How many properties does the property manager look after? This will be different for most agencies, some agencies consist of many property managers managing a certain amount of properties and handle the whole role from leasing to inspections to managing or the property manager will have assistants that may do certain roles. Our agency manages the same portfolio which we find as a great asset, this allows staff to go on leave or take time off should they be unwell. Someone else is able to pick up the call and email and continue on.
- Communication – This is a big one! Find out what communication you’re going to receive, will it be regular, will it not be at all? Connect Real Estate WA have great communication with our clients; we regularly email them, so they know what is happening with their property. Ask, how often will they reply after an email has been sent? We strive to reply to emails that same day even if we need to follow up again, our owners and tenants know we have acknowledged their email. Our landlords also have access to an owner portal 24/7
- Routine Inspections – Is your property manager attending? Our office most definitely does. We don’t just sit out the front of the property and say inspection completed. We go through the property with our program loaded onto our phone and write descriptions of the rooms and take photos of any maintenance if required. We don’t just check for owner maintenance; we also check for tenant damage. This inspection is then done up in a pdf version for our owners.
- Maintenance – Are you going to be informed when maintenance arises? Our office reports maintenance to owners even if it’s not an emergency. A quick email to inform owners that something has happened, and we have taken care of it. Some owners don’t want to be bothered that’s fine, but a lot like to be kept up to date so they know how their monthly income will be disbursed, so they can keep a track of expenses. Maintenance is done efficiently and as it comes to our attention. Tenants are entitled to have hot water, no leaking taps, ovens, heating, cooling etc. They are paying rent they are entitled to the property being maintained.
